First off, at 12 weeks, she is still a baby puppy and expecting her to understand the concept of not pottying in the house right away is going to just frustrate you.

Secondly, I am unclear about what you mean by this "The other morning i let her out of her kennel and into the house."  Are you keeping her outside or in the garage ??  As a baby puppy, these locations do not seem advisable to me.

The best bet is to buy a good book and read through it.  The basics that I use are a crate when I'm not home and taking them immediately out when I get home, and outside 5-10 minutes after they are fed.  Additionally, positive reinforcement when she does the right thing is essential. A tiny bit of cheese when she potties outside will get you a long way.

You will also need to buy a cleanser with enzymes in it so that the odor of the urine (which we can't smell all of) gets broken down. Otherwise it stimulates them to go in the same spot again.

I have never used pee pads, and don't see the reason to do so, but many people do.

I think you need to lower your expectations to what is age appropriate for her and then be methodical and persistent in your schedule.

Good luck !
