Behavioral problem with Boston Terrier

Question
We have a six year old male and a female Boston Terrier.  The male was neutered when younger. When we are not home they are either kept in a kennel or we put gates up in our sunroom to keep them confined.  Both are housetrained, however, when we are with them in the downstairs part of the house, the male will go into empty rooms, lift his leg and urinate on furniture. We usually find it hours later.  How can we prevent or stop this behavior?

To start with, don't let him out of your sight unless shut in the sun room or kennel.  Second, obedience train him.  The dogs see all the
people and dogs in the household as a pack with each having their own rank in
the pack and a top dog.  Life is much easier if the 2 legged pack members
outrank the 4 legged ones.  You can learn to play the role of top dog by
reading some books or going to a good obedience class. A good obedience class
or book is about you being top dog, not about rewarding standard commands with
