QUESTION: no no, was trying to send it to a few people to get response as we need advice, so if you could help that would be great!

Answer
If I'm understanding correctly, the big pen will be portioned so your smaller groupings(pairs, trio, alone) have there own space. If that's the case, that's definitely ok.  The space is definitely big enough for them all.
Having everybody fixed is the correct way to go.  It'll make things much easier.  Less stress on everybody.

Really, the only things I can think of is that each areas have hidey holes in case one of the rabbits in the nextdoor area is annoying a rabbit, those rabbits can go to a spot where either they can't see their neighbor, or the neighbor can't see them.  And what I'm thinking of is that one neighbor rabbit may be darting back and forth in territorial action that upsets the rabbits in a particular pen.  Or the neighbor rabbit may try to bite or scratch through the divider.  If there's boxes or some place those rabbits can be shielded from an unruly neighbor.

And I'll assume that this will be outside.  You'll need to build the pen to shelter the rabbits from weather extremes and watch out for problems like fleas or fly strike.

But your plan is certainly do able and seems ok by me
