My 2 year old Rat Terrier / Skiperkey

Ok.. our dog is almost 2 years old now.. She is good with going to the bathroom outside. She tells us when she has to go in her own way.. either throwing her leash at us or wining.

But here's the problem. Everytime somebody new comes over.. or I bendover to put the leash on her. Or just at any random times.. she will piddle. Like here's an example.

My friend came over, he went to say hi to my dog.. <jade> and as soon as he leaned over to pet her.. she peed all over the floor. She does this with me sometimes 2. Or of you be a little to bubbly with the dog.. you know like "WHO'S A GOOD GIRL!" she will piddle. Or as soon as I get home from work.. and I open the door. There she is. She plops down on her belly and if I come to pet her she pees.

I really don't know what to do. She knows she is in trouble when she does it. Cuz when she does she hides in the corner.

Its called happy pee.  Or submissive pee.  Most dogs grow out of it, but at 2 years old, sounds like she isn't.  Just try ignoring her a bit before petting her or put her outside to pee before you pet her.  

Sorry not much help.......I have never had a dog go that long with Happy Pee.
